SIA Latio Board Chairman
It is a global practice to calculate prices after the algorithm that an apartment’s price is equal to 100 rentals. The proportion was destroyed in Latvia and currently considering the residents solvency – the prices are too high, believes SIA Latio Board Chairman Edgars Sins (Edgars Šīns).
Some apartments cost even 400-480 rentals during the real estate bubble. Although the market clash made the indicator drop, it started to grow again and still reaches 200 rentals. Knowing the resident’s solvency – the prices are still two times higher than they should be, Sins said in an interview to Diena, considering if one purchases an apartment – he or she is overpaying twice; therefore it is more beneficial to rent.
Other surveyed experts say the situation is complicated due to small rental market, long-term contracts offer for a ten year period are especially necessary. However, the apartments price in several projects is gradually growing.
